Marketing/Advertising
To attract the best possible tenant for your property the importance of marketing cannot be underestimated.
We actively promote your property to ensure we obtain a high level of enquiry which will then result in the prompt and successful letting of your investment.
Our marketing includes our window display, fully detailed rental list including photos (available from our two offices), detailed listing with photos on six internet sites www.darrenjones.com.au, www.realestate.com.au, www.domain.com.au, www.realestateview.com.au, www.property.com.au and www.rentfind.com.au, a "for lease" board (if required) and any advertising required.
Inspections Vacant:
We make it our policy to never hand out keys to a prospective applicant. All inspections of properties are strictly by appointment only. This provides added protection for you as the owner from the possible duplication of keys and damage to your property. This is also a vital step in our screening process as it allows us to meet all applicants and discuss the proposed tenancy and answer any queries they may have, and to explain the features of your property.
Occupied:
All inspections are scheduled in consultation with the occupants after their consent has been granted. To alleviate the inconvenience of multiple inspections we can also arrange a group inspection or have an "open for inspection" at a set time.
Preparation of Leases
Once you have approved an applicant for your property, we will then complete a lease agreement including any special conditions you may request and arrange for signing. Upon signing this agreement, we will also request payment of a bond security being 1 months rental, within 48 hours of your approval of the tenant.
Upon completion a signed copy is forwarded to yourself for your records.
Applications
All prospective tenants must complete an application form to be considered for leasing your property.
These applications are thoroughly checked and references verified prior to approval being granted.
Suitable applications will be submitted to yourself for your approval unless otherwise instructed.
Condition Reports
A detailed report noting the condition of the home is provided to the tenant prior to occupancy. This report is completed by our office and may include photos and is used at the end of the tenancy to determine the refund of the bond security monies.
Details included are items such as walls, floor coverings, window furnishings, light fittings etc, and are ticked for good, fair or poor together with any relevant comments on condition.
Bond Payment
In accordance with the Residential Tenancy Act 1997 we will request a bond equivalent to one months rent and then forward to the Bond Authority together with completed Lodgment Forms.
The Bond payment will remain with the Bond Authority until the tenancy is terminated and the property inspected.
Insurance
As part of our property management service we are able to supply you with further informative information regarding Landlords Insurance, to further protect your investment.
These policies provide general cover for all household goods owned by you and for the specific use of the tenant including carpets, curtains, blinds, portable white goods and furniture. You can also further tailor your policy by adding cover for loss of rental income, rent default and theft by tenants.
The annual premium of this cover is tax deductible.
